No. 1 Hockley is an 8-storey, 131 bed student halls of residence in Nottingham City Centre. The accommodation includes self-contained studio rooms and cluster flats. Each studio room incorporates an en-suite, kitchenette, study area, living space and bed space. Cluster flats comprise six single study bedrooms with communal kitchens/diners. The ground and basement floors incorporate management offices, laundry facilities, a gymnasium, student lounge, storage, plant rooms and retail units.

The student rooms are located on the 1st to 7th floors of the building and are constructed using a patented self-supporting prefabricated modular system.

Each module is approximately 45m² and comprises two rooms plus a section of corridor. The modules are factory built and fully fitted out with wiring, plumbing, sanitaryware, light fittings, wall and floor finishes. The modules are inspected and tested in the factory and then transported to site on lorries and craned into position. The external wall cladding and roof finishes are then applied on site and the modules are connected to the building infrastructure.

In each module, all services are brought back to riser cupboards located in the corridors. This allows the contractor to connect the M&E services on site without the need to gain access into the finished rooms.

To reduce the energy consumption, the building is provided with a gas fired combined heat and power unit and roof top photo-voltaic panels.

A diesel generator provides emergency back-up power supplies for the fire-fighting lift and the smoke ventilation systems.
